Design Board-Architecture

The practice, while being guided by the Maxims of design upon which our
philosophy is founded; Iconism, Symbolism, Sustainability, Originality, Uniqueness, Identity and
Healing
, sets out to navigate the client through the pre-contract stages from the inception, outline, scheme, detailed and production and tender and contract into the post-contract stage upon preparation of contract documents necessary and essential for contract management stages.

Tasked, as the client may provide and appoint, Makespace LLP shall provide lead consultancy to other consortium members by providing directions and coordination as may necessarily be the case. While taking the client’s brief and formulating into a design brief for preparations and issuance of layout designs and their respective attributes concerning sizes and specifications as it may be the case in management and administration of the design process and consortium or consultants. Further, whilst ensuring all statutory approvals and guidelines are upheld, the Architect shall source, by client’s consent, all approvals from the aforementioned statutory bodies.

Concerning quality, time and specifications, the Architect, together with the Project as may be the case or otherwise, shall project overall supervision on as design architect and collective supervision as a construction architect as may be the case in terms of reference. This is in upholding final drawings as the base for other drawings in service works and their revisions as may be collectively acknowledged whilst assisting and in finalization of regularization of physical planning provisions of land use.

Concerning the above, the Architect shall ensure the financial controller of the project, translates approved layouts into quantities forming basis for pricing that shall institute contract administration and hence optimal execution of contract documents by provision of financial appraisals, cost planning as budgeted and preparations of specifications for variations, valuations for payments and final accounts for the project.

Further, regarding projects that require the input of engineering professionals, the Architect shall instruct by issuance of drawings and spatial configurations that will form basis for designs elements of structural, civil , mechanical and electrical engineering services in line with provisions of safety regulations, codes and specifications as issued by statutory obligations and professional requirements. This shall include provision of solutions to engineering issues while also preparing tender documents for specialized works and supervision of engineering works and installations.

Further also, as the case may be, the Architect may administer, manage and coordinate, with the client’s approval, throughout the project lifecycle involvement of sub-consultants including but not exhaustively so the land surveyors [land economists and valuers], the landscape architects, Interior designers and the respective specialists, the urban planners, the environmental specialists, the geotechnical engineers, the hydrologists, the material experts, the physical planners, the ICT consultants, the security experts and essential advisors and facilitators both for the financial and technical proposals of the project development and implementation.
